■Please note that we cannot proceed with the rental agreement under a tourist visa. ■ The Studio - Private living: kitchen and bathroom included within the studio - Equipped with: electric stove, washing machine, air conditioner, desk, chair, bookshelf, wardrobe and bed ■ Surroundings - Shopping &essentials: Hyundai Mart (현대마트) is located next to the building. It is open until 11:00 PM, making it very convenient for all your daily grocery needs. -Nature &fresh air: The building is situated right next to a beautiful forest. ■ Accessibility & Transportation -To Seoul National University (SNU) Main Gate: Around 7 mins by bus (No. 5515B)/Around 15 mins on foot via a shortcut/Around 5 mins on foot to the SNU Free Shuttle bus stop -To Sillim Metro Line: Gwanaksan Station & SNU Venture Town Station are both within 7 mins reach via bus No. 5515B. -To Metro Line #2: around 15 mins by bus (No. 5515B) to SNU Entrance Station -Other universities: Soongsil University (around 25-30 mins) / Chung-Ang University (around 30-35 mins) by bus ■ Utility charges (electricity, gas, water, internet and building maintenance fee) to be paid separately on a monthly basis. 1. Electricity: charged based on your individual usage, plus a flat common electricity fee of 4,000 won per month 2. Gas: the gas fee of each floor is divided equally among the tenants of that floor, the Common Area gas fee is divided equally among all tenants 3. Water &internet: 12,000 won/month per person for water, and 10,000 won/month per person for internet 4. Building maintenance fee: 50,000 won per month, strictly limited to building facility maintenance (excludes in-room maintenance and repairs) ■Heating & Air Conditioning - Heating: As heating needs differ by individuals, we keep the building’s heating at a minimum level. Tenants must prepare their own winter bedding and personal electric heaters if additional heating is needed. - Air conditioner remote control deposit: We charge 20,000 won as deposit for the air conditioner remote control. In order to borrow the remote control, please make an appointment with us during our working hours.Once you return the remote control without damage, we will pay you back the deposit. ■Maintenance Work You are generally responsible for all regular maintenance work occurring within your studio during your stay, such as changing light bulbs. If you would like us to help with certain maintenance work, we will charge labor costs. ■ Move-Ins Please note that our official move-in times are daily at 10 AM and 2 PM(with a maximum of 2 people per day). Kindly keep in mind that we do not operate on weekends or Korean national holidays. Before submitting a rental contract request, please make sure to check the availability of your desired move-in date. Upon your arrival, we will complete the following steps together: - Sign the studio rental contract. - Provide a house orientation with useful information. - Conduct a joint video inspection of the facility to check its condition. ■ Move-Outs - A preliminary room inspection will take place about one week prior to your move-out. Please contact us about one month in advance to schedule the inspection. -Please confirm with us in advance your move out date. Move-out hours are strictly between 9 AM and 11 AM daily, limited to 1 person per day. Kindly keep in mind that we do not operate on weekends or Korean national holidays. - We will conduct a cleaning check during your move-out. The ground rule is, that the studio should be in the same condition as when you moved in. I.e., please clean also the drain of the sink, underneath the bed, wardrobe, desk, the bathroom and the window frames. Prior to the cleaning check, throw all your waste in the outside trash bins. Oversize wastehas to be reported to the district office and put in the designated area outside our building. Also, please put all your luggage in the corridor in front of the Common Area. When you check out, return your door key directly to us. ■ House Rules -No smoking: Smoking is strictly prohibited inside the studio and all indoor common areas. -Pet policy: Pets are not allowed on the property. -Waste disposal: Please follow the local government’s recycling and garbage disposal regulations. (Specific instructions are provided in the building.)Kindly note that there is a reporting obligation for the disposal of oversize(bulky) waste. If bulky items are not properly reported to the district office, we will charge a service fee of 20,000 KRW per item, along with the district office's standard disposal fee for each item. -Safety &security: For the safety of all tenants, please do not share the building access code with outsiders. -Food deliveries: When you order food, tell the delivery person to wait outside the building. Never make them come through our main gate and never share our door lock PIN. -Parcels, packages and other items will be delivered to the parcel storage in front of the Common Area. Please use the following address for any of your deliveries: “택배보관함(베이직색도어락문)” +your studio number, e.g. “A101”. When ordering, leave the following comment: “도어락 플라스틱커버를 잘 닫아주세요.” When ordering groceries, please put your empty bag on the parcel storage shelf and remove all waste inside, especially any ice packs (otherwise, they melt). - [Caution] Use of the studio: Never put tissues, sanitary pads, waste or any other objects inside the toilet. The toilet will be clogged. When washing your hair or shaving, please make sure that no hair gets inside the sink, which will be clogged otherwise. Don’t put food waste inside the kitchen sink. Don’t dry your dishes near the electric stove. The water will drop under the stove and get into the laundry machine, which will be damaged. Always take care that the floor stays dry. Especially, when you leave the bathroom after you had a shower, wipe and dry the floor in case it gets wet. If the floor gets soaked, the wood will swell up and break. - [Caution] Use of the laundry machine: 1) Before putting your laundry in the machine, please check any pockets, etc. of the laundry for coins, pins or other loose objects and remove these. They will scratch or break the machine. (E.g. Bras which are wired should be put inside a laundry net. The wire could fall out and scratch the machine.)2) Don’t fill the laundry machine over 80%. It will make the engine break.3) Fill detergent/softener into the designated drawer. Detergent should be put in the left compartment of the drawer. Softener should be put in the middle compartment of the drawer. Don’t pour over the max line.4) After you are done washing and have taken out the clean laundry, leave the laundry machine door open, so that the machine can dry and no smell, rust or mold develops. -[Caution] Use of the refrigerator: Defreeze at least once a month the freezer compartment of your refrigerator (the manufacturer advises to defreeze every 3-4 weeks). Don’t use a knife or other objects to remove the ice. This can damage the freezer. The best way is to pull the plug. - [Caution] Regular ventilation: Regular ventilation is key to prevent the formation of any mold during the winter, summer season and when it rains. Let fresh air into your room frequently and additionally use the dehumidifying function of your air conditioner or a dehumidifier if needed. - [Caution] Smoke detector & sprinkler: 1) When you cook (smoke detector): If you experience smoke while you are cooking, open the window near the cooking side. If the smoke reaches the smoke detector, it will start an alarm in the whole building. 2) When you shower (smoke detector): After showering, please let your bath door open only a little bit. If the steam from the shower comes out at once, the smoke detector may start an alarm in the whole building. After the steam has gone away (about an hour later), fully open the door, so that the bathroom can dry quickly. 3) Sprinkler: Never hang anything on the sprinkler pipes.
